1. We have never stayed in a vacation home, is it expensive?
It can be less expensive and certainly more enjoyable, secure and comfortable than a hotel, it is certainly more relaxing and memorable! A family frequently requires two hotel rooms which upon arrival may or may not be side by side and sometimes not even on the same floor. With our close to Disney vacation villa you will eliminate the need for two or more hotel rooms and enjoy a more relaxing, secure and family value vacation. top
2. What are the advantages of a villa?
Privacy, space, family security and financial savings from having a fully equipped kitchen to prepare meals if you so wish and the ability to order in one of the many home delivery meals; and all of this in a comfortable superbly appointed family vacation villa. The ability to relax in a secure family home and enjoy your own private enclosed swimming pool when you wish. There are no other guests using your pool, accordingly when your children wish to enjoy the pool you are available to keep an eye on them. The pool is available for your use even at the children’s bedtime you can relax in the warmth of your own private pool with the knowledge that your children are safe in your secure villa. You generally do not have this security option and luxury in a hotel. top
3. Does your villa have a private screened-in swimming pool?
Yes it most certainly does, you and your children can swim at your leisure ANY time, day or night. Our villa pool and pool deck is enclosed with an insect screen to stop any of the “Florida Bugs” entering (the bugs in France, Spain etc are much more of a problem). The screen also allows any pleasant breeze into the pool deck area but with its lockable doors children cannot “escape” from your pool deck, this gives our guests the added peace of mind that unlike a hotel pool their children cannot “wander off”. top
4. Where is your villa located?
Our Orlando vacation villa is located in the Poinciana Boulevard community and it is within 10 minutes of the Disney World entrance. We are also within 3 minutes of the Walmart super centre on the marvellous Route 192 with its multitude of shops, flea markets, restaurants etc. There are also a multitude of Golf courses in the area. You are also within 60 minutes of the Cape Canaveral East coast and the West Gulf coast of Florida. Please be aware that some other communities are a considerable distance from a variety of shops, restaurants etc. top
5. Will someone be available to answer questions?
Yes. We have a local and friendlyhusban and wife management team who look after our villa. They are available to assist you in the unlikely event of anything going wrong AND perhaps even more likely they are your on-site help for local information. top
6. Does your Villa have Cable Television?
Yes, we have cable Television. We have 3 TVs for your use and DVD, VCRs & Game Consul etc. top
7. Can I rent movies on video and DVD?
There are many local outlets for renting films. In On the R 192 there is a Blockbusters rental shop and many others, and places like WalMart have rentals. top
8. How many people does the Villas sleep?
We accept a total of 8 persons in our villa albeit it is licenced for 10 persons.We do this to avoid any one using the family room for sleeping in, we consider that this allows guests more personal space.Our villa is regulated by the Florida Licensing Authority to comply with all the State Regulations. Only those persons listed in the rental contract are allowed to stay in the villa. top
9. Who are these "Proud to be private" owners?
Various individual just like you own these homes. We all purchased our Florida holiday homes to enjoy the laid back life style of the area and the warmth, relaxation and attractions of Orlando for ourselves and families. We constantly maintain and add to our close to Disney homes for our own comfort and it is this care, attention and love of our homes that benefits all our guests. We do not offer any villas that are owned by large companies who have purchased villas and condos just for investment purposes. top
10. Are there any Shops and Restaurants close by?
YES within 3 minutes.
Our community is one of the premier locations for easy access to Shops, Food outlets of both fast food and quality restaurants and all between; as well as flea markets and gifts shops for those “must take back” presents. Some vacation villas at other communities have a small number of shops etc available to them but find they have to travel 30 plus minutes to get to the major shopping and tourist areas. top
11. Can we get a cheaper villa?
Sometimes! most tour operators only allocate your villa upon your arrival, this means you are never sure of the location, standard and orientation of your accomodation (I.E. will the pool have the sun on it during the day, or for how long of the day ??) however, our villa with its views onto the lake from the private enclosed pool and the sun on its deck from breakfast to sunset means that you are not constantly moving to stay out of the shadow. When you book with us you know the villa you book is the villa you will be staying in. Most cheaper villas have what is called back to back facilities which limits your enjoyment, you will find on these occasions that you may have a wooden fence almost at the edge of your pool deck seperating you from the other persons pool deck. The ability to relax in a pleasant location after and during a busy time at the Parks and Shops is one of the major benefits most families compliment us on and the main reason they return to our villa. top
12. Are all towels and linen included?
Yes, all towels and linen are provided with abundant spares and generally a selection of beach towels for the pool area. top
13. When do you advise pool heat?
As a rough guide pool heat is recommended from November till the end of April. top
14. What about the pool temperature?
Our Orlando vacation villa with its private enclosed pool offers optional pool heating. Pool heat is not included in the rental rate. A pool blanket is provided and apart from the height of summer, this should be put on every night and left on when not in use. We cannot guarantee pool temperature as this is dependant upon the ambient air temperature. top
15. Why do you have pool alarms on the patio doors?
Florida law requires that patio doors leading out to the pool are alarmed to stop very young children wandering out to the pool unsupervised. If you have any questions on this matter or if it is not working please contact our management company to deal with the situation. top
16. Has the villa got any safety features?
Our villa has all the safety features (and more) required by Florida state law. They include fire alarms and interior lighting in case of an emergency. A fire extinguisher is also supplied for your family’s safety. The doors leading onto the pool area has an audible alarm to alert you should an infant try to get to the pool unattended. top
17. Does the villa have its own telephone?
The villa does have a phone and local calls are free. To make long distance calls we advise you to purchase a "phone card" purchased from either the nearby WalMart or many other outlets. Full instructions are in the villa. top
18. Does the home get cheaper the longer I stay?
Yes, if you want to stay longer than 14 days we can usually make your vacation rate better and if it is for 4 weeks or more, we can probably do even better. top
19. Do you offer any late availability discounts / early booking discounts?
At certain times we do offer reduced rates, please enquire about your dates to see if we can offer a preferred rate. top
20. What do I need to bring?
We provide everything in the way of linen, towels, (with abundant spares) cutlery, cups, glasses, and kitchen utensils etc, so you only need to bring your personal items with you, toothbrush, shorts, T.Shirts and maybe one or two other things. We also provide hairdryers, electric iron, vacuum cleaner, washing machine, tumble dryer, full kitchen facilities etc. top
21. What is provided in the homes?
The Villa is furnished and fully equipped. There are two sets of sheets for each bedroom and two sets of towels for each bathroom. All kitchen utensils and equipment is provided including, plates, cups, glasses, silverware, pots and pans, bake ware, and plastic pool dishes. There is a hair dryer, iron and ironing board and washer and dryer in the Villa. High quality pool furniture including chairs, table & loungers is available. top
22. Can I bring my own electrical items?
(This question mainly affects our UK guests)
Most modern electrical items work on dual voltage, but check first. We cannot recommend using items that are not dual voltage albeit that American voltage at 110 volts is under half of the UK's. The most frequent question on this matter generally relates to such as the charger for personal stereos and music equipment our best advice is to use your car connection lead for charging this type of equipment. top
23. What about Garbage & Rubbish disposal?
The garbage can is stored in or at the front of the garage. The bins are emptied on Tuesday and Friday and are emptied by the roadside at the end of your drive. Please place the container at the roadside the night before collection and remember to return it the same day to its correct place. Further advice is contained in the “Villa Information folder” top
24. How do I get into the property when we arrive?
There is a lock box at the entrance door. You are given the new code when all booking procedures are complete. Only one key is provided so please take care with it, we advice you to leave it in the lock box. When departing on your final day please ensure that you have put it back in the lock box. top
25. What about air conditioning?
The whole house has aircon and most rooms have a ceiling fan. The thermostat is set by the management agents and should not need any alteration by the guests. In summer the aircon keeps the house cool and in winter when needed it can be set to heating, Please contact the management agents if you are not happy with the settings. The aircon is set up for your comfortand will only work efficiently when all doors and windows are closed. top
26. What about laundry?
There is a washing machine and tumble dryer in the garage as well as an iron & ironing board. Most guests and villa owners enjoy the ability to wash clothes etc rather than bringing a suitcase full of dirty washing home with them. top
27. How do I use the appliances?
Most of them are straight forward and should cause no concern to you, however further information is contained in the “Villa Information folder”. top
28. Is Maid Service included?
The Villa is self-catering. The home will be cleaned for your arrival and will be cleaned again upon your departure (this is why we have a book out time no later than 10.00 AM and book in at or later than 4.00 PM). We can provide further cleans for an additional fee. The Villa has a washer and dryer, dishwasher, vacuum and mop etc for your use. top
29. What is the policy on Smoking in the Villa; Also can I bring my pet?
We have a no smoking, no pets policy within the villa. We are very careful on both these matters. We assure our guests that they will have a clean & hygienic vacation home upon arrival. Accordingly any evidence of guests smoking in the villa or pets being allowed in will result in a charge to the security deposit. However, with the wonderful weather you will generally enjoy this restriction should cause no problem to smokers, simply enjoy the ability to smoke within the pool deck area and enclosure. top
30. What are the Check In and Check Out times?
The check-in time is 4 PM or later on the day of arrival. The check-out time is 10 AM or earlier on the departure day. This allows the mangement team time to inspect & clean the villa between guests. top
31. Do I need travel insurance?
As with all holidays / vacations we strongly advise you get full travel / medical insurance. Once you have committed yourself to travel costs and accomodation it is to your benefit to "Insure" yourself against any untoward occurrence. top
32. Why Security deposits?
Almost none of our guests are subject to a security penalty charge but you are reminded that you are responsible for any damage, missing items or breakages while staying in the villa. We request that you inform the management company at the time of any damage or accident or as soon as possible afterwards. A decision will be taken at that time if a cost to you will be made. Immediately following the departure of guests the management company inspect the property for any damage or missing items. top
33. When do I get my security deposit back?
Normally there is no charge made and the credit card authorization simply lapses shortly after you leave. Where damage or a breach of the terms and conditions is found to have taken place, the cost is deducted from the credit card authorization. top
34. What deposit to secure the booking would I need to pay?
Normally this is $150us for each week (or part) of stay. top
35. When do I make payments?
Your deposit payment is due within 5 days of us accepting your booking. The accommodation will be held for you for that period of time. Final payment of all rentals, options, tickets and taxes are due 40 days prior to the arrival date. top
36. What about attraction tickets?

37. Restaurants & Kids!
A number of restaurants, such as Shoneys, Ponderosa, Sizzler, Denny’s etc, etc. do all-you-can eat buffet meals. It is good if you are a big eater, just enjoy variety or the kids are fussy eaters (at least if they do not like something they can go and help themselves to something else). top
38. Keep the cost of food and shops down!
Check for discount coupons in the local large store, (especially Walmart on the R192, next to Medieval Times), you rarely have to pay full price for anything! top
39. Strollers or Pushchairs!
We provide a free stroller, which are also called pushchairs for your use.
Strollers cost approx. $7 dollars a day to hire in the parks. top
40. Cost savers!
Take drinks (water, soda etc) into the parks to save expensive parks purchase. The parks have free water fountains.
Take some snacks for the kids; it’s cheaper than buying snacks inside the parks.
People tend to dress casual in the parks, you can generally buy clothes, shoes etc cheaper when you arrive on vacation! Always keep in mind the villa has washing and drying facilities, so you only need take a few changes of clothes, this also means you can wash/dry all your clothing before returning home!
You can purchase rain ponchos from such as Walmart for less than $5 plus tax, we have ponchos for your use, however, please remember the previous guest may have unintentionally left them in the parks.
Some restaurant chains (Denny’s for example) often have days when kids eat free when accompanied by an adult. top
